Own a home in Italy? We calculate your IMU every year and tell you exactly what to pay
If you live abroad and own a house or apartment in Italy, you almost certainly pay IMU, the municipal property tax, in two instalments: 16 June and 16 December. Each town sets its own rate, payment from abroad is awkward, and missing it brings penalties. We take care of it every year.

IMU in plain English
IMU (Imposta Municipale Unica) is the yearly property tax paid to the town where the property is. It is not billed: owners must work it out and pay it themselves, which is why so many owners abroad pay late, too much, or not at all.
- How it is calculated: the cadastral income (rendita) of the property, plus 5%, times 160 for homes, times the town’s rate, times your share.
- When: half by 16 June, the balance by 16 December, with the rates published for that year.
- Paying from abroad: by bank transfer to the town’s account, with your tax code, the town’s code, the year and the instalment in the description. An F24 is used if you have an Italian bank account.
- If you missed it: paying late on your own initiative (ravvedimento operoso) costs a small penalty that grows with time. Waiting for the town to find out costs much more.
Waste tax (TARI) is different: the town or its company sends you a bill. Send it to us and we check it, including the reduction some pensioners abroad are entitled to.

Questions
Do I have to pay IMU if I live abroad?
Almost always yes. A home in Italy is not your main residence if you live abroad, so it is taxed like a second home, at the rate your town sets (the standard rate is 0.86% of a value derived from the cadastral income, up to 1.06%).
Can I pay from a foreign bank account?
Yes. Owners living abroad can pay by international bank transfer to the town, with the right reference. We give you the IBAN, the amount and the exact wording to use, so the payment is matched to you.
Is there a reduction for pensioners living abroad?
There is a 50% reduction for some pensioners resident abroad, on one home that is not rented or lent, and the conditions changed recently. We check whether it applies to you every year and tell you if a declaration is needed.
I have never paid. What now?
Tell us. Past years can usually be settled with reduced penalties through ravvedimento operoso, before the town sends an assessment. We calculate what is due.
What does the subscription cost?
€79 a year per property, VAT included, renewed automatically each year. You can cancel at any time from the link in your emails.
Who we are
Pratiq is an online service run by Italians that deals with Italian offices on people’s behalf: registered letters, land-registry searches, family records and the paperwork in this page.
